    From schematic to council-ready documentation. We test, refine, and bring the design to a state where construction can begin.

    Permits, materials, contractors, programme. The build is set up to run on time and within budget before a single trade arrives.

    Execution & Delivery

    Our in-house build team takes full responsibility on site — from trade coordination through final inspection and handover.

Yes. We take on council lodgement, DA, construction certificates and post-build certifications. You receive a single status report each fortnight — no chasing.

Yes — change is expected. We work in defined design rounds with cost and programme impact stated clearly before anything is committed.

Residential is our focus, but the studio also works on small commercial fit-outs and mixed-use developments through AUD Group's wider practice.

Design is billed by stage at a fixed fee, construction on an open-book basis with a capped management margin. You see every line we see.

The brief is calibrated to your budget from day one. We'd rather scope a smaller project well than promise a larger one we can't deliver.

Yes. Schematic-stage 3D and a walkthrough render are standard. We can also produce VR walkthroughs for larger projects on request.
