Best building and renovation materials suppliers on Sydney’s Northern Beaches (2026): eight compared
Seven stores, showrooms and timber yards on the Northern Beaches, compared on what each one says it sells and who it serves, with the local rules that affect which materials you can use. AUD Build publishes this page and is one of the eight; its row is marked “This is us”.
Short answer
For building and renovation materials on the Northern Beaches, Brookvale has the largest cluster of the businesses in this list: Greendale Timbers (a timber yard on its original site since 1979), Highgrove Bathrooms and Oxford Bathrooms (bathroom, kitchen and laundry fittings) and Seabreeze Kitchens (a kitchen showroom with its factory behind it). Bunnings Belrose covers general building materials, timber and insulation, Beaumont Tiles North Manly sells tiles, bathroomware and hard flooring, and Barrenjoey Timber in Mona Vale stocks hardwood, Western Red cedar and structural timber. AUD Build (this is us) sells materials online through www.audbuild.net, which lists 3,600+ China factory-direct lines and close to 4,000 lines in Australian stock, and has no store or showroom here. Before ordering, check the site: on bush fire prone land, building work must meet AS 3959-2018, BASIX applies to alterations and additions valued at A$50,000 or more, and in a house built before 1987 asbestos must be removed by a licensed contractor.
Local rules and figures
| Item | Figure | Source |
|---|---|---|
| Bushfire construction standard | The council’s bush fire prone land map (certified 7 August 2020) covers the council area; development on mapped land must meet AS 3959-2018, so check windows, cladding and decking against the site’s bushfire attack level before ordering | [1] |
| BASIX | Applies to all alterations and additions in NSW valued at A$50,000 or more; choose windows, insulation and fixtures after the BASIX certificate is issued | [2] |
| Asbestos in older houses | For buildings built before 1987, asbestos must be handled and removed by a licensed contractor; have old sheeting, tiles and flooring checked before removal | [3] |
| Exempt development | Some minor works need no planning or construction approval if they meet the Codes SEPP standards; this does not apply on land with a State Heritage Register item | [4] |
| Heritage | Owners of heritage buildings or properties in a conservation area should read the LEP and DCP before planning changes; changes to a heritage-listed property need a DA | [5] |
| Average DA assessment time | 78 days at Northern Beaches Council in September 2026 (81 days in July and August); allow for it before booking deliveries for work that needs a DA | [6] |

How to choose
- If the lot is bush fire prone, get its bushfire attack level (BAL) before ordering windows, cladding, decking or screens, because building work there must meet AS 3959-2018.
- For alterations and additions valued at A$50,000 or more, get the BASIX certificate first and choose windows, insulation and fixtures that match it.
- In a house built before 1987, have old sheeting, tiles and flooring checked for asbestos before you remove them; licensed removal is required.
- Compare like for like: ask each supplier to put the product code, size, thickness and finish on the quote, not just the product name.
- Ask whether trade pricing or a trade account applies if your builder is buying, and check delivery and lead times before booking trades.
- See finishes such as tiles, timber and kitchen doors in a showroom, and compare the dated factory-direct and retail figures in AUD Build’s material price comparison before you commit.

How this list was built
Selection: stores, showrooms and timber yards whose own store pages name a Northern Beaches suburb, drawn from Google Australia results for Northern Beaches building supplies, timber yard, tile, bathroom and kitchen showroom searches on 28 October 2026. Directories and marketplaces are excluded. Facts come only from each business’s own website, read on 28 October 2026; “Best for” is AUD Build’s editorial summary of those facts. Prices, reviews and award claims are not published, and street addresses are not shown; check each store’s website before visiting. The order is alphabetical, not a ranking. Mitre 10 store pages blocked automated reading and are not included, and two other stores were left out because their location or details could not be confirmed from their own pages. AUD Build publishes this page; if a business’s details have changed, contact AUD Build and the page will be corrected.
