Best home builders on Sydney’s Northern Beaches (2026): nine compared
Nine builders whose own websites say they build on the Northern Beaches, compared on what each one publishes, with the local figures that shape a new home. AUD Build publishes this page and is one of the nine; its row is marked “This is us”.
Short answer
On the Northern Beaches, owners usually compare local builders such as Beaches Group, Peninsula Homes, IMSU and Wattle Court with builders working across the North Shore and Beaches, such as Hall & Hart and Icon Homes, and design-range builders such as G.J. Gardner Homes and Montgomery Homes. Each states on its own website that it builds on the Northern Beaches. AUD Build (this is us) has completed 3 homes here through its group’s building companies since September 2024, in Frenchs Forest and Belrose. Before choosing, check your lot: Northern Beaches Council averaged 78 days to assess a DA in September 2026, the council’s bush fire prone land map covers the area, and in the Warringah LEP 2011 area dual occupancies have applied only to sites over 800 m² since 31 October 2025.
Building on the Northern Beaches: local figures
| Item | Figure | Source |
|---|---|---|
| Council | Northern Beaches Council; planning controls still come from three former LEPs (Warringah, Pittwater and Manly) | [1] |
| Average DA assessment time | 78 days (September 2026; 81 days in July and August) | [2] |
| Median weekly house rent, new bonds | A$1,400 across the council area; A$1,338 in 2086 Frenchs Forest and A$1,600 in 2085 Belrose (small samples), April–June 2026 | [3] |
| Dual occupancy | Allowed in R2 zones since 1 July 2024; in the Warringah LEP 2011 area only on sites over 800 m² since 31 October 2025; near listed centres such as Forestville and Frenchs Forest the state standard is 450 m² and 12 m wide | [1] [4] |
| Bushfire | The council’s bush fire prone land map (certified 7 August 2020) covers the area; development on mapped land must meet AS 3959-2018, and the low and mid-rise policy does not apply there | [5] [6] |
| Heritage | Changes to a heritage-listed property need a development application; complying development demolition is limited in heritage conservation areas | [7] [8] |
| Before you demolish | The new home must be approved first; houses built before 1987 need licensed asbestos removal | [9] [8] |

- If the lot is bush fire prone, ask each builder how the BAL rating changes the design and the price.
- For a duplex, check the Warringah 800 m² rule or, near a listed centre, the state 450 m² and 12 m standard.
- Ask every builder to quote on the same drawings and compare inclusions line by line with the inclusions checklist.
- Check the licence on Verify NSW and the HBC certificate before you pay a deposit.
