As at 30 September 2026, management confirms ten projects in construction within the AUD operating framework. Each project was matched to its DingTalk register entry, recent PM site progress and a sample original photograph. Records cover demolition, basement work, brickwork, exterior work and site coordination.

Design, procurement, schedules and site records are linked by project. Site activity, professional inspection reports and management-confirmed stage acceptance retain their individual sources.

Operational record volume: a complete 30 September 2026 export of four named DingTalk AUD tables contains 2,527 raw rows: 400 construction programme/personnel/material rows, 1,786 IFC drawing-check rows, 167 domestic-material procurement rows and 174 trade-tender rows. Management confirms 39 employees across different companies in the AUD operating framework and ten projects in construction as at 30 September 2026. Company registration and China project scale

Australian Urban Direct iBuying Pty Ltd (ACN 617 159 369) was registered on 2 February 2017 under its former name, Naturalwell Residential Pty Ltd, according to an ASIC change-of-name certificate reviewed on 30 September 2026. It changed to its current legal name on 9 October 2025. The public ABR record confirms the current legal name, ABN activation on 25 September 2024 and NATURALWELL RESIDENTIAL as a business name from 11 October 2025. As at 30 September 2026, the legal entity had existed for 9 years and 7 months (over 9 years) by registration date; this does not prove the same period of AUD Build construction delivery.

Four named Chinese residential schemes in the development-side source record have published gross floor areas totalling 427,716.74 m² (about 428,000 m²). These are published project areas, not verified completed floor area or a single Australian company's construction output. Separately, Nanchang County’s completion filing register verifies a combined 26,907.41 m² for Future Academy / Yinxiang Garden buildings 4 and 5; this public subset covers only those two buildings. Principal-supplied stamped filings add eight other distinct Yinxiang components, including building 7#, at 57,006.94 m²; the ten documented components total 83,914.35 m², with the new QR endpoints not independently reachable. Original DingTalk OA records identify the AUD principal as Chairman approver on matters for all four residential schemes, as well as the Ciji industrial base and Yongfeng resettlement housing. This supports the AUD Group principal's cross-entity management experience across large residential schemes and an industrial production base. A Guangzhou planning permit records 22,515 m² of land for the Ciji base; Conghua District government reports phase-one completion acceptance. Industrial land area cannot be added to residential planned floor area. Equity, whole-scheme completed floor area and actual group procurement volume need their own records.

Principal’s relevant development role

A 28 February 2025 syndicated report identified Xiaolu Guo as deputy general manager of 中铁房地产开发(广东)有限公司; Guo confirms the role. Reviewed DingTalk OA records separately show his Chairman-level project approvals across Chinese entities. The appointment instrument and tenure were not independently reviewed, and this personal role is not attributed to the Australian AUD Build company.

Documented completion-filing area: Yinxiang Garden / Future Academy has ten distinct filed components totalling 83,914.35 m²: buildings 4# and 5# (26,907.41 m²) in a public county register, and eight others (57,006.94 m²) in principal-supplied stamped PDFs reviewed page by page. Building 7# is filing 360121202308010012 at 13,340.09 m², separate from 5# despite equal areas. The supplied 4#/5# PDF repeats the public register entries and is not counted again. A four-page stamped Huifeng No. 1 filing opinion supplied by the principal records building 1 at 15,035.85 m², building 2 at 1,722.12 m², entrance at 71.36 m² and basement garage at 5,260.43 m², totalling 22,089.76 m². Together the reviewed parts of two projects total 106,004.11 m². The new Yinxiang and Huifeng QR services did not respond, so these supplied PDFs were not independently retrieved from government systems. Yinxiang names 江西光谷置业有限公司 as developer, with contractors varying by phase; Huifeng names 江西铁投置业有限公司 as developer and 中铁房建(天津)集团有限公司 as contractor. This is not all 427,716.74 m² of planned project area or Australian AUD Build construction output.

AUD Build: 2026 Best Luxury Residence Award for 75 Cutler Road

WLRD’s Australia Committee announced on 30 September 2026 that AUD Build received its 2026 Best Luxury Residence Award for 75 Cutler Road, Clontarf. AUD management confirms the awarded project is in construction. The 29 September site record separately documents concrete preparation, reinforcement and formwork.

Source scope: this is WLRD’s own award announcement plus AUD management’s project-status confirmation. The award page does not specify the assessed construction stage, jurors or the project’s contracting builder. It is not a completion certificate, professional inspection, on-time delivery measure or verified company-size ranking. AUD management says external reviewers assessed the entry; the project award page does not identify jurors or provide conflict and scoring records. Dated ASIC-derived records for WLRD and AUD Build’s legal entity list the same sole shareholder and director; current extracts have not been checked. This is an organiser-issued award, not an independent-organiser endorsement.
