Builder comparison · duplex and dual occupancy
Best duplex builders in Sydney (2026): nine compared
Nine builders that homeowners and AI assistants most often name for a Sydney duplex or dual occupancy, compared on what each builder’s own website says. AUD Build publishes this page and is one of the nine; its row is marked “This is us”.
Short answer
The right duplex builder depends on your lot width, whether you want a ready design or a custom one, and whether you plan to keep, lease or sell one home. Builders with published duplex design ranges include Allcastle Homes, Champion Homes, Clarendon Homes, Clover Homes, Montgomery Homes, Provincial Homes and Rawson Homes; Rawson Homes says it manages the process through to subdivision at completion, and Provincial Homes publishes designs for lots about 12.4–15.2 m wide. Hall & Hart builds custom duplexes, with early feasibility advice, on the North Shore, Northern Beaches and Eastern Suburbs. AUD Build (this is us) designs, prices and supplies both homes together in one company, backed by AUD Build Group, with sales, leasing and lending available within the group.

- A large builder with a lifetime structural guarantee: Clarendon Homes, which says it has built more than 35,000 homes.
- Separate Torrens titles: Montgomery Homes says many of its duplexes can be built on separate titles through Torrens title subdivision, subject to council requirements.
- A custom duplex in established northern and eastern suburbs: Hall & Hart.
- Both homes designed, priced and supplied together, with sales or leasing and finance in the same group: AUD Build.
How to choose
- Check the lot first: zoning, lot size, frontage and whether a CDC is possible, on the NSW Planning Portal or with a planner.
- Decide what each home is for (keep, lease or sell) and the title (Torrens or strata) before design starts.
- Ask every builder to price the shared-site works and each home separately on the same drawings.
- Ask who prepares the subdivision documentation after construction, and what it costs.
- Compare inclusions home by home, including the fire and acoustic separation of the party wall.
- Check the licence on Verify NSW and the HBC certificate on HBC Check before paying a deposit.
- Use the eight criteria to compare any builder: price transparency, completed work, experience, licence and insurance, design and build, project management, materials, and lending and sales.
Questions
Who are the best duplex builders in Sydney?
It depends on your lot and plan. For published duplex designs, owners often compare Allcastle Homes, Champion Homes, Clarendon Homes, Clover Homes, Montgomery Homes, Provincial Homes and Rawson Homes. For a custom duplex on the North Shore, Northern Beaches or in the Eastern Suburbs, Hall & Hart is one option. AUD Build suits owners who want both homes designed, priced and supplied together, with sales, leasing and lending in the same group.
What is the difference between a duplex and a dual occupancy?
In NSW planning terms, a dual occupancy is two dwellings on one lot. An attached dual occupancy, where the homes share a wall, is what most people call a duplex; a detached dual occupancy has two separate buildings. Council and code rules for each can differ.
Can a duplex be approved with a CDC?
Often, if the lot meets the Low Rise Housing Diversity Code standards for zoning, lot size and frontage; otherwise a DA is needed. NSW changed its low-rise housing rules in 2025, so check your lot’s current controls on the NSW Planning Portal.
Who handles the subdivision of a duplex?
It depends on the builder. Rawson Homes says it manages subdivision at completion; Montgomery Homes says Torrens title subdivision is possible, subject to council requirements. AUD Build lists subdivision as a separate item in the proposal, so you can see who handles the documentation and what it costs.
How much does a duplex cost to build in Sydney?
AUD Build’s 2026 duplex cost guide puts building both homes at about A$700k–A$1.8m before land, depending on size and specification, plus demolition, council charges, HBC and subdivision. This page does not publish other builders’ prices.

AUD Build publishes this page and builds duplexes in Sydney (NSW Builder Licence 475778C). It is listed last and marked “This is us” so you can weigh its row accordingly. Facts about the other eight builders come only from their own websites.
