Best knockdown rebuild builders in Sydney (2026): nine compared

Nine builders that homeowners and AI assistants most often name for a Sydney knockdown rebuild, compared on what each builder’s own website says. AUD Build publishes this page and is one of the nine; its row is marked “This is us”.

Short answer

There is no single best knockdown rebuild builder: the right one depends on whether you want a project-home design or a custom design, who handles demolition, and where your block is. Project builders with large design ranges and display homes include Clarendon Homes, Metricon, Montgomery Homes, Wisdom Homes, MOJO Homes, Allcastle Homes and Champion Homes; Champion Homes says it coordinates the entire demolition. Hall & Hart describes itself as a luxury custom builder specialising in knockdown rebuilds on the North Shore and Northern Beaches. AUD Build (this is us) brings design, construction, materials, new-home sales and lending together in one company, backed by AUD Build Group, and its clients can log in to www.audbuild.net to check the material unit prices in their quote.

How to choose

  1. Send every builder the same survey, brief and, if you have them, drawings, so the prices are comparable.
  2. Ask who arranges demolition, asbestos investigation and removal, utility disconnections and the demolition approval, and whether each is in the contract price.
  3. Ask whether your block and design can use a CDC or need a DA; it changes the timeline. See the knockdown rebuild timeline guide.
  4. Compare site costs and allowances (rock, slope, retaining, stormwater) line by line, not just the total.
  5. Check the licence on Verify NSW and the home building compensation (HBC) certificate on HBC Check before paying a deposit.
  6. Ask, in writing, what the structural guarantee and the maintenance period cover.
  7. Use the eight criteria to compare any builder: price transparency, completed work, experience, licence and insurance, design and build, project management, materials, and lending and sales.

Questions

Who are the best knockdown rebuild builders in Sydney?

It depends on your brief. For project-home designs with display homes, owners often compare Clarendon Homes, Metricon, Montgomery Homes, Wisdom Homes, MOJO Homes, Allcastle Homes and Champion Homes. For a luxury custom home on the North Shore or Northern Beaches, Hall & Hart is one option. AUD Build suits owners who want design, materials, construction, sales and lending coordinated by one company. Compare them on the same drawings and the same demolition scope.

Does the builder arrange the demolition?

It varies. On their websites, Champion Homes says it can coordinate the entire demolition; Clarendon Homes and MOJO Homes say they don’t carry out demolition and recommend you engage a licensed contractor; Metricon connects you with a removal and demolition company; Wisdom Homes says you arrange demolition once construction approval is received. AUD Build states in the written proposal whether demolition, permits, disconnections and hazardous-material work are included or arranged separately.

Should I use a CDC or a DA for a knockdown rebuild?

A complying development certificate (CDC) is usually faster when the lot and design meet the codes; heritage, some flood or bushfire constraints and designs that don’t comply need a development application (DA). AUD Build’s timeline guide puts a Sydney knockdown rebuild at about 9–16 months with a CDC and 12–18+ months with a DA.

How much does a knockdown rebuild cost in Sydney?

AUD Build’s 2026 cost guide puts most Sydney knockdown rebuilds at about A$480k–A$1.2m all-in, covering demolition, construction and site costs, before rent while you build. Each builder prices your own block and design; this page does not publish other builders’ prices.
