KNOCKDOWN REBUILD COST SYDNEY · 2026 GUIDE

Knockdown rebuild cost in Sydney (2026): the full breakdown

Sydney knockdown rebuild costs 2026: about A$480k–A$1.2m all-in, demolition A$10k–A$40k, A$2,000–A$4,300/m² to build, plus rent and council charges.

Short answer

Short answer (as of October 2026): published Sydney guides put a typical knockdown rebuild — demolishing one house and building one new 180–300 m² home — at roughly A$480,000 to A$1.2 million all-in, with premium and architectural rebuilds from about A$1.2–1.5 million upward. Demolition is usually quoted at A$10,000–A$40,000 for the structure before asbestos, and new construction at about A$2,000–A$4,300 per m² in most guides, while North Shore builders quote A$3,200–A$5,500 per m². Most "all-in" figures exclude council contributions and temporary rent; a year renting a house at the Greater Sydney median of A$800 a week is about A$41,600.

These are budgeting ranges from the dated sources listed at the end, not a quote. Site conditions, council area, floor area and specification decide where your project lands.

What these totals include differs: Buildana's include demolition, an asbestos allowance, approvals, construction, basic external works and GST but exclude s7.11/7.12 council contributions [1]; Pearson's exclude landscaping, pools and significant retaining [3].

For context, the Australian Bureau of Statistics found the average approval value of a detached house built in a knockdown rebuild was A$729,121 across July 2019–June 2025 nationally, more than double other detached houses; by 2024/25 the gap had widened to 132% [12]. That is the declared construction value, not the full project cost. National builder guides sit lower than the Sydney figures: G.J. Gardner says rebuilds across Australia typically start from the mid-A$300,000s and that Sydney costs more than the national average [10], and Provincial Homes puts most Australian rebuilds at A$350,000–750,000 [11].

Other benchmarks: Struqt puts Sydney volume builds at A$2,000–3,200/m² and custom at A$3,500–6,000+/m² [8]; Xiaomifeng's Chinese-language guide gives A$1,350–3,750/m² for Sydney rebuilds [9]; CPP QS cites A$1,900–4,000/m² nationally [7].

Why the spread? The Western Sydney figures come from builders on flat, standard blocks; the North Shore builder measures habitable floor area and works on sloping, constrained sites; and some guides quote national rather than Sydney rates [1][3][7]. Always compare quotes on the same drawings, the same floor-area definition and the same inclusions list.

Two rules that affect the budget. You cannot demolish your existing house until the approval for your new home has been granted, and your council may require a security bond against damage to council property during demolition [15]. Under complying development, the Department says homeowners can save up to A$15,000 when building a house [16].

Rebuild or sell and buy?

The Planning Portal reminds owners who buy a house to knock down that legal fees and stamp duty sit on top of the rebuild budget [13]. Homebuilds estimates transfer duty of about A$76,650 on a Sydney median-priced house at 2026–27 rates, and roughly A$126,000 in total transaction costs to sell and buy at the median, versus A$20,000–A$50,000 of demolition-side costs for a rebuild [6]. Those are estimates for comparison, not advice; your own figures depend on your property and lender.

Where AUD Build fits

AUD Build is the Sydney residential construction brand operated by Australian Urban Direct iBuying Pty Ltd (ABN 62 617 159 369). Its NSW contractor licence 475778C is in the Builder class, current from 18 March 2025 to 17 March 2029, with no compliance, enforcement or disciplinary record shown on Verify NSW when checked on 26 October 2026 [27].

  • Design and approval: AUD Design's DA/CDC design and application service is A$9,999 + GST (A$10,998.90 including GST), subject to a written quotation covering eligibility, scope, revisions and deliverables. Third-party reports are excluded; government, certifier and consultant charges are itemised in writing. It is not an approval guarantee or a construction price.
  • Cost planning during design: construction cost is estimated as the design develops, so demolition scope, site works and selections are priced before lodgement.
  • English and Chinese communication throughout.
  • AUD Build construction pricing: quoted per project in writing after reviewing the site and the design; AUD Build does not publish a fixed knockdown rebuild price.
  • Demolition and asbestos: the written quote for each site states whether demolition and asbestos removal sit in the building contract or in a separate contract.
  • What the quote shows: inclusions, exclusions, provisional sums, material specifications, programme assumptions and the written variation process, so external works, connections, HBC insurance, the long service levy and council contributions are each listed as included or excluded.

As of 20 October 2026, AUD Group building companies report 21 homes completed since September 2024 and 10+ residential projects in construction across Sydney. These are group figures across AUD Group building companies, not figures for AUD Build or licence 475778C alone.

How to verify a builder before you sign

  1. Check the licence on Verify NSW or through Service NSW [26]. Confirm the licence holder matches the company on your contract, the class covers the work, and there are no conditions or disciplinary records. AUD Build's record: Verify NSW, licence 475778C.
  2. Check HBC cover before paying anything. For home building work over A$20,000, confirm valid HBC cover before any payment, including the deposit [21], using the official HBC Check.
  3. Check the contract. Work over A$20,000 needs a large job contract with a five-clear-business-day cooling-off statement; deposits cannot exceed 10%, and progress payments should match work done [25]. Ask who holds the demolition contract and who obtains the asbestos clearance certificate [14].
  4. Review public evidence. AUD Build's third-party evidence page links its licence record, HBC certificates and planning records.

Frequently asked questions

How much does a knockdown rebuild cost in Sydney in 2026?

Published guides put a typical one-for-one rebuild of a 180–300 m² home at about A$480,000–A$1.2 million all-in, excluding land. Premium and architectural rebuilds start around A$1.2–1.5 million, and North Shore and Northern Beaches rebuilds on sloping blocks are quoted up to A$2 million.

How much does it cost to demolish a house in Sydney?

Most guides quote about A$10,000–A$40,000 for the structure, depending on size, materials, access and slab removal. Asbestos adds roughly A$2,500–A$28,000, and service disconnections a few thousand more.

What is the knockdown rebuild cost per square metre in Sydney?

Most 2026 guides quote A$2,000–A$4,300 per m² for the new home. Western Sydney builders quote A$2,270–A$3,795 for medium to high specification; North Shore builders quote A$3,200–A$5,500.

Are council contributions included in "all-in" knockdown rebuild quotes?

Often not. Builders report council contributions from a few thousand dollars to over A$40,000, and a s7.12 levy can apply to a replacement house. Confirm in writing whether contributions are included before signing.

How much should I budget for rent during a knockdown rebuild?

The Planning Portal suggests allowing for a 12-month or longer lease. At April–June 2026 median house rents, a year costs about A$36,400 in Blacktown, A$41,600 across Greater Sydney and A$72,800 in Ku-ring-gai.

Is a CDC cheaper than a DA for a knockdown rebuild?

Usually. Published CDC costs are A$3,000–A$9,000 against A$5,000–A$18,000 for a DA, and the Department says homeowners can save up to A$15,000 building a house under complying development. CDCs are not available on heritage items or in heritage conservation areas.
