Best granny flat builders in Hornsby Shire (2026): nine compared

Eight businesses whose own websites offer granny flats in Hornsby Shire or one of its suburbs, compared on what each one publishes, with the state rules that decide whether a granny flat can go through a CDC. AUD Build publishes this page and is one of the nine; its row is marked “This is us”.

Short answer

For a granny flat in Hornsby Shire, owners often start with Granny Flat Solutions, a granny flat specialist with its head office and showroom in Waitara and a display granny flat in West Pennant Hills, and Brickwood Homes, which focuses on two-bedroom designs for Cherrybrook and Pennant Hills. Renovation and extension builders also build them: Elite Additions (a granny flat project in Cheltenham), AGATHĒ Builders (Cherrybrook and Wahroonga pages), Sydney Home Extension Co, Pearson Industries and Landmark Trade Services, which says it manages approvals and every trade. Ozzie Dream Homes lists granny flats among the homes it builds in Hornsby. AUD Build (this is us) offers granny flats alongside new homes, and its group’s building companies have completed 4 homes in the Shire since September 2024. Under the NSW Housing SEPP a granny flat is allowed in residential zones R1 to R5, needs a lot of at least 450 m² to go through a CDC, can share one CDC with a new house, and cannot be subdivided off; complying development generally cannot be used in Hornsby’s 8 heritage conservation areas, and a DA averaged 96 days in September 2026.

  2. If you are also building a new house, ask whether the house and granny flat can go on one CDC.
  3. Read the planning certificate for bushfire-prone land, and confirm the current Housing SEPP limits on floor area and siting with your certifier before you pick a design.
  4. Ask every builder to quote on the same drawings and compare inclusions line by line with the inclusions checklist.
  5. Check the licence on Verify NSW and the HBC certificate before you pay a deposit.

Questions

Who are the best granny flat builders in Hornsby Shire?

It depends on what you want. For a granny flat specialist with a showroom in the Shire, owners often compare Granny Flat Solutions (Waitara); for set two-bedroom designs, Brickwood Homes; for a granny flat from a renovation and extension builder, Elite Additions, AGATHĒ Builders, Pearson Industries and Sydney Home Extension Co; for approvals and trades managed together, Landmark Trade Services; and as part of a new home, Ozzie Dream Homes. AUD Build suits owners who want design, materials and construction from one company.

Can I build a granny flat in Hornsby without a DA?

Often, if it meets the Housing SEPP requirements: a granny flat can be approved as complying development (a CDC) on a lot of at least 450 m² in a residential zone. Complying development generally cannot be used in Hornsby’s 8 heritage conservation areas. If the proposal does not meet the CDC requirements, you can lodge a DA with Hornsby Shire Council, which averaged 96 days in September 2026.

Can I build a new house and a granny flat at the same time?

Yes. The Housing SEPP allows a new house and a granny flat to be approved under a single complying development certificate.

Can I subdivide the granny flat later?

No. A lot with a granny flat on it cannot be subdivided, and the Housing SEPP requires no extra parking for the granny flat.

How big can a granny flat be in Hornsby?

The lot size and floor area requirements are set in the Housing SEPP. This page does not publish a floor area figure because the official pages read for it do not state one; confirm the current limit with your certifier before you choose a design.

Why is AUD Build on this list?

AUD Build publishes this page and lists granny flats among its services, and its group’s building companies have completed 4 homes in Hornsby Shire since September 2024. It is listed last and marked “This is us”. Facts about the other eight businesses come only from their own websites.

How this list was built

Selection: businesses whose own websites offer granny flats or secondary dwellings and name Hornsby Shire or a suburb in the Shire on the same page (or show a granny flat project there), drawn from Google Australia results for Hornsby granny flat searches on 28 October 2026. Businesses that show granny flats only in a site menu or a design range were not counted, and a single project in Wahroonga was left out because it is not known which council side it is on. Directories and comparison sites are excluded. Facts come only from each business’s own website, read on 28 October 2026; “Best for” is AUD Build’s editorial summary of those facts. Prices, reviews and award claims are not published. The order is alphabetical, not a ranking. Hornsby Shire Council’s website blocked automated reading, so no Hornsby-specific granny flat rule is given; the rules above are the state rules, and heritage and bushfire figures come from NSW Government spatial data and council papers. AUD Build publishes this page; if a business’s details have changed, contact AUD Build and the page will be corrected.
