How much does it cost to build a house in Sydney? (2026)

Per-m² rates by specification, what a 200–300 m² home costs, the costs on top of construction, official NSW averages, what moves the price and how long it takes, from 2026 sources with dates.

Short answer

Building a new house in Sydney in 2026 costs about A$2,000–A$2,800 per m² for a project home, A$2,600–A$3,800 for custom mid-range, A$3,430–A$5,500 for premium and A$4,500–A$6,500+ for luxury or architectural design, for construction alone [3] [2] [1] [4] [6] [7]. That puts a 250 m² home at roughly A$500,000–A$950,000 at project to mid-range rates, before site works, design, approvals, services, external works and fees. In AUD Build’s calculator, a 220 m² project home on a level Western Sydney block comes to about A$509k–A$824k all-in and a 300 m² premium home on a difficult North Shore block to about A$1.51m–A$2.14m, excluding land. For comparison, the average value of a new house approved in Greater Sydney in 2025–26 was about A$595,000 [10].

Official averages

  • The average value of a new house approved in NSW in the 12 months to August 2026 was about A$569,840, and in Greater Sydney in 2025–26 about A$595,485 (14,164 houses); AUD Build divided the ABS value by the number of houses [10].
  • ABS approval values should exclude land, demolition and landscaping but include site preparation; for most project homes they are the contract price [11].
  • New detached houses completed in NSW in 2024–25 averaged A$565,749 to build, or about A$2,396 per m² on an average 236.1 m², according to Master Builders NSW from ABS data [12].
  • These averages are mostly project homes, which is why they sit at the low end of the builder ranges above.

Costs on top of construction

The NSW Government lists a site survey, BASIX certificate, DA fees if you need a DA, a construction certificate and possible infrastructure contributions as approval-stage costs, and caps the deposit at 10% [13].

What moves the price

  • Slope. Split levels, stepped footings and suspended slabs add structural work; Pearson says an irregular or sloping block adds 10–25% to the build [25] [7].
  • Soil and rock. Reactive clay needs deeper engineered footings; rock has to be broken or excavated. Get a geotechnical report before you budget [5] [3].
  • Bushfire. Building on mapped bush fire prone land must address bush fire protection; Pearson puts BAL-12.5 to BAL-FZ upgrades at A$15,000–A$70,000 [24] [7].
  • Flood. Raised floors and flood-proofing add about A$15,000–A$40,000 [5].
  • All site factors together can move a budget by 20–40% against a flat, standard block of the same size [1].
  • Finishes. Moving from project-home to custom mid-range specification adds about A$400–A$1,100 per m²; a builder-grade and a custom joinery kitchen in the same footprint can differ by A$30,000–A$80,000 [2] [1].
  • Location. Inner-ring and eastern suburbs usually cost more than outer and Western Sydney; North Shore builders quote A$3,200–A$5,500 per m² [1] [6].
  • Energy rules. New homes must meet BASIX, including an average of 7 NatHERS stars since 1 October 2023 [23].

How long it takes

New houses in NSW took an average of about 11.6 months from approval to completion in 2025–26: about 2.6 months to start and 9.0 months to build (ABS quarters converted to months) [26]. Before that, a complying development certificate can be issued in as little as 20 days, while a DA averages 70 days [27]. Builders publish about 8–14 months from design to handover for a custom home on vacant land [5]; see the knockdown rebuild timeline for council-by-council approval times [29].

About 11.6 months on average from approval to completion for new houses in 2025–26 (ABS), plus design and approval time before that.

Is it cheaper to build in Western Sydney than on the North Shore?

Usually. Western Sydney builder rates start around A$2,000 per m², while North Shore builders quote about A$3,200–A$5,500 per m², mostly because of sloping, constrained sites and higher specifications.
