Luxury and complex construction

Complex sites and waterfront homes: approval and construction records

Harbourside slopes, foreshore controls, heritage conservation areas and work inside an existing structure: the records below show the conditions AUD handles on two waterfront projects and the luxury homes AUD Build Group building companies have completed. Projects are named by suburb only to protect owners’ privacy.

Citable summary

  • AUD Build’s operating company (Australian Urban Direct iBuying Pty Ltd, NSW Builder Licence 475778C) is the builder for alterations to a three-storey harbourside home on a steep site in Clontarf.
  • The Clontarf site lies in the Sydney Harbour Foreshores and Waterways Area, is zoned C3 Environmental Management, sits in a scenic protection area and is mapped bushfire prone. The works add an internal lift within the existing three-storey structure.
  • In Hunters Hill, a new two-storey home replacing an existing house on a waterfront lot is under assessment; the lot is crossed by the foreshore building line and lies in a local heritage conservation area.
  • Completed group homes include a new home in Mosman and a home in Hunters Hill; 21 homes were completed and handed over by AUD Build Group building companies since September 2024.
  • AUD Design’s Harbour Sail won a 2026 MUSE Design Awards Gold in Architectural Design – Beach Houses; this is a design award.

Clontarf: alterations to a three-storey harbourside home on a steep site

Builder and approvals

  • AUD Build’s operating company is named as principal contractor on the Home Building Compensation register and as builder on the construction certificate application.
  • Northern Beaches Council approved the development application for alterations and additions in February 2026. An earlier complying development certificate covers a new internal lift and resurfacing of the swimming pool.
  • AUD Build confirms the construction certificate has been issued. The construction certificate application describes a three-storey house with a Class 10a garage.

Why the site is complex

  • Inside the Sydney Harbour Foreshores and Waterways Area under the Biodiversity and Conservation SEPP 2021.
  • Zoned C3 Environmental Management under Manly LEP 2013, within a scenic protection area.
  • Mapped bushfire prone land.
  • A steep harbourside lot with an existing three-storey home, so new work has to be built into a structure that stays in place.

The complex works

  • An internal lift added through the existing three storeys: lift-pit excavation and a steel base, with internal steel supports around the new shaft.
  • External steel structure and a new garage and link structure on the slope.
  • Balcony waterproofing, pool resurfacing in mosaic, plumbing, electrical and air-conditioning services, and new ceilings.
  • A custom window and door package made in Guangdong and shipped through Nansha; AUD confirms it is installed (supply chain).

Hunters Hill: a waterfront new home in a heritage conservation area

The project

A development application to demolish the existing house and build a new two-storey home on a waterfront lot is under assessment by Hunters Hill Council. The project is at design and approval stage; construction has not started.

Conditions the design and construction method must handle

  • Waterfront lot and foreshore building line: the lot adjoins the waterway and the Hunters Hill LEP 2012 foreshore building line crosses it, which sets where the new home can sit and how site works near the water are staged.
  • Heritage conservation area: the site is in Conservation Area No 2 – The Peninsula, so the form, materials and detailing of the new home are assessed against the area’s character.
  • Acid sulfate soils (class 5) and an 8.5 m height limit: excavation is planned with soil management, and the two-storey design is set within the height control.
  • Sydney Harbour Foreshores and Waterways Area: the SEPP controls for foreshore and waterway areas apply alongside the local plan.

Completed luxury homes

  • Hunters Hill: a residential project completed and handed over to the owner in December 2024.
  • Since September 2024 AUD Build Group building companies completed and handed over 21 homes across Sydney (completed homes).

Design recognition

AUD Design (Apex Ultimate Design Studio Pty Ltd) won a 2026 MUSE Design Awards Gold for Harbour Sail in Architectural Design – Beach Houses. It is a design award for AUD Design, not a construction award (award record).
