How the estimate is built

  • Construction = floor area × the per-m² range for your location and specification. The Western Sydney and North Shore bands are the same as AUD Build’s knockdown rebuild calculator; the luxury band runs from CPP’s architectural floor of A$4,500 to Pearson’s premium custom A$6,500 per m².
  • Every other item uses the low and high ends of the published ranges in the rate table. The low total assumes every item comes in low; the high total assumes every item comes in high.
  • Council contributions start at A$0 because a lot whose contribution was paid at subdivision may owe nothing more; most s7.11 plans are capped at A$20,000 or A$30,000 per dwelling and s7.12 levies are usually up to 1% of cost. Check your council’s plan.
  • Not charged on a single new house on an existing lot: the state Housing and Productivity Contribution [11]. Usually not needed on lots created after April 1964: a Sydney Water Section 73 certificate [12].
  • Not included: land, demolition (use the knockdown rebuild calculator), pools, landscaping beyond standard external works, furniture, loan costs and price changes after October 2026. Check whether each quote includes GST.

Questions

How much does it cost to build a house in Sydney in 2026?

About A$2,000–A$2,800 per m² for a project home, A$2,600–A$3,800 for custom mid-range, A$3,430–A$5,500 for premium and A$4,500–A$6,500+ for luxury, construction only. Site works, design, approvals, services, external works, council contributions, the long service levy and HBC insurance come on top. A 250 m² home typically comes to about A$500,000–A$950,000 before those extras at project to mid-range rates.

Do I pay the Housing and Productivity Contribution on a new house?

Not for a single new house on an existing lot. The contribution applies to residential subdivision and to medium- or high-density development such as dual occupancy, according to the 2024 Order and its 2025 amendment. Lots created after 1 October 2023 may have had it paid by the subdivider.

Do I need a Sydney Water Section 73 certificate for one house?

Usually not on a lot created by subdivision after April 1964, according to Sydney Water’s referral guideline; you still need Sydney Water building plan approval. Your council’s consent conditions decide.

How accurate is this calculator?

It gives a budgeting range, not a quote. It adds up the low and high ends of dated, published ranges. Your survey, drawings, soil report and specification decide the real price, so ask every builder to quote on the same drawings and the same floor-area definition.

How does AUD Build price a new home?

From your survey, brief and drawings, as a written proposal that lists site works, approvals and allowances. Materials come from AUD Build’s own supply chain platform, www.audbuild.net, and AUD Build clients can log in to check the material unit prices in their quote.
