CouncilsKu-ring-gai Council covers Turramurra, Pymble, Killara, Lindfield and Roseville; Wahroonga is split between Ku-ring-gai and Hornsby Shire[11] [12] [13]
Average DA assessment timeKu-ring-gai 84 days; Hornsby 96 days (September 2026)[14]
Heritage conservation areasPymble has eight on Council’s list, Lindfield eight, Roseville seven, Killara six, Turramurra three, and six intersect or touch Wahroonga across the two councils; complying development generally cannot be used in them[11] [13] [15]
Bush fire prone landThe state map covers parts of Wahroonga, Turramurra, Pymble, Killara, Lindfield and Roseville; a CDC is not available at BAL-40 or in the Flame Zone, so those sites need a DA[16] [15]
Duplex lot sizeKu-ring-gai: 1,015 m² outside Local Housing Areas and for every CDC (gazetted 31 October 2025), with a 0.5:1 floor space ratio (5 June 2026); inside a Local Housing Area a DA can use the state 450 m² and 12 m standard. Hornsby side of Wahroonga: 700–800 m² outside heritage areas, 800–900 m² inside[17] [12] [18] [19] [20]
Housing reformsGordon, Killara, Lindfield and Roseville are Ku-ring-gai’s TOD precincts, and TOD land is excluded from the low and mid-rise policy; Wahroonga, Turramurra and Pymble stations are nominated low and mid-rise housing centres[21] [22] [23] [24] [25]
Before you demolishThe new home must be approved first; houses built before 1987 need licensed asbestos removal[26] [27]
Languages at home (2021 Census)Mandarin is spoken at home by 17.3% of Killara residents, 15.5% in Pymble, 15.4% in Lindfield and 12.5% in Roseville[28] [29] [30] [31]

How a project runs with AUD Build

  1. Check the lot first. Zoning, heritage conservation areas, bush fire prone land and lot size decide whether the home can go through complying development (CDC) or needs a development application (DA).
  2. Design. Work from your architect’s drawings, or start the design with AUD Design inside AUD Build Group, so design, construction and materials are coordinated by one company.
  3. Quote with a material schedule. Materials come from www.audbuild.net, and AUD Build clients can log in to check the material unit prices in their quote.
  4. Contract and insurance before work starts. In NSW, residential building work over A$20,000 must be covered by home building compensation (HBC) insurance before work starts; AUD Build publishes HBC certificates issued under licence 475778C, and you can check any certificate with Service NSW.
  5. Build and hand over. AUD Build issues a completion and handover confirmation; privacy-redacted copies of four Upper North Shore records are published.

Questions

Does AUD Build build on the Upper North Shore?

Yes. AUD Build Group building companies have completed 12 homes on the Upper North Shore since September 2024, counted by occupation certificate date, in Wahroonga, Turramurra, North and South Turramurra, Pymble, Killara, Lindfield and Roseville. It is the part of Sydney where the group has completed the most homes.

Can I use complying development in a heritage conservation area?

Generally not. Complying development (CDC) generally cannot be used in a heritage conservation area, and the Upper North Shore has many of them: Ku-ring-gai Council lists eight for Pymble alone. A home in one needs a development application; Ku-ring-gai averaged 84 days to assess one in September 2026.

What lot size do I need for a duplex in Ku-ring-gai?

Outside Local Housing Areas, and for every CDC, Ku-ring-gai requires 1,015 m² (gazetted 31 October 2025) with a 0.5:1 floor space ratio. Inside a Local Housing Area a development application can use the state 450 m² and 12 m standard. Bushfire-prone land, heritage items and TOD land are excluded from the 1,015 m² pathway.

Can I knock down and rebuild on bushfire-prone land?

Bushfire-prone land does not rule out a new home, but the design must respond to the site’s bushfire attack level (BAL). A CDC is not available at BAL-40 or in the Flame Zone, so those sites need a development application. The new home must be approved before the old house is demolished.

Does AUD Build work in Chinese?

Yes. AUD Build works in English and Chinese, so drawings, quotes and site decisions can be reviewed in either language. In the 2021 Census, 17.3% of Killara residents and 15.5% of Pymble residents spoke Mandarin at home.

Who is the licensed builder?

AUD Build is operated by Australian Urban Direct iBuying Pty Ltd (ABN 62 617 159 369), which holds NSW Builder Licence 475778C. You can check the licence and any HBC certificate with Service NSW before paying a deposit.
