Granny flat builders · Upper North Shore

Best granny flat builders on the Upper North Shore (2026): thirteen compared

Twelve businesses whose own websites tie granny flats to Wahroonga, Turramurra, Pymble, Killara, Lindfield or Roseville, through a suburb page or a completed project, compared on what each publishes and which suburbs it names, with the NSW secondary dwelling rules that decide what fits on a lot. AUD Build publishes this page and is one of the 13; its row is marked “This is us”.

Short answer

On the Upper North Shore, owners looking for a granny flat often compare specialists with completed local projects, such as Granny Flat Solutions, which shows granny flats in all six suburbs and has its head office and showroom in Waitara, Granny Flats Australia (Wahroonga and Turramurra) and Bungalow Homes (Lindfield); builders that also renovate and extend the main house, such as AGATHĒ Builders, Elite Additions and Pearson Industries; and specialists with suburb pages across the area, such as Granny Flat Builders Sydney, Granny Flats X and 5 Star Granny Flats. AUD Build (this is us) builds granny flats and has completed 12 homes in these suburbs through its group’s building companies since September 2024. Before choosing, check the lot: a granny flat can be complying development only on a lot of at least 450 m² in a residential zone, the lot cannot then be subdivided, and a new house and granny flat can share one CDC; a dual occupancy in Ku-ring-gai, by comparison, needs 1,015 m².

Local rules and figures

ItemFigureSource
Councils and DA timeKu-ring-gai Council (Turramurra, Pymble, Killara, Lindfield, Roseville and part of Wahroonga) averaged 84 days to assess a DA in September 2026; Hornsby Shire Council, which covers the rest of Wahroonga, averaged 96 days[1] [2]
Where a granny flat is allowedSecondary dwellings are permitted in residential zones R1, R2, R3, R4 and R5[3]
Lot size for a CDCAt least 450 m²; on a smaller lot a granny flat cannot be complying development, attached or detached, unless it sits entirely within the existing house[3]
One lot, two dwellingsThe site can have only one principal and one secondary dwelling, and a lot with a granny flat cannot be subdivided[3]
New house and granny flat togetherA new principal dwelling and a secondary dwelling can be approved under a single complying development certificate[3]
If the CDC standards are not metA development application can still be lodged with the council; see the DA times above[3] [1]
Parking and floor areaThe Housing SEPP requires no additional parking for a granny flat; for a CDC, the floor-area calculation counts the main house, the granny flat and any attached carport, garage, deck, patio, pergola or verandah[3]
Granny flat or duplexA dual occupancy in Ku-ring-gai needs 1,015 m² outside the Local Housing Areas and for every CDC, against 450 m² for a granny flat CDC[4] [3]
Heritage and bushfireHeritage conservation areas lie in all six suburbs (North and South Turramurra have none), and the state bush fire prone land map covers parts of every suburb here; check the planning certificate and the lot’s bushfire attack level before relying on a CDC[5] [6] [7]
Median weekly house rent, new bonds2076 Wahroonga A$1,075; 2074 Turramurra A$1,280; 2073 Pymble A$1,350; 2071 Killara A$1,500; 2070 Lindfield A$1,400 and 2069 Roseville A$1,600 (both small samples); A$1,400 across Ku-ring-gai, April–June 2026. These are rents for houses, not granny flats[8]

How to choose

  1. Check the lot size and zone first: a granny flat CDC needs at least 450 m² in an R1–R5 zone.
  2. Get a section 10.7 planning certificate: it shows heritage, bushfire and other constraints that can rule out a CDC and send the granny flat to a DA.
  3. If you are also building or rebuilding the main house, ask whether both can go on one complying development certificate.
  4. Ask to see a completed granny flat in or near your suburb, and check what each quote includes: approvals, service connections, driveway and landscaping.
  5. Compare quotes line by line with the inclusions checklist.
  6. Check the licence on Verify NSW and the HBC certificate before you pay a deposit.

Questions

Who are the best granny flat builders on the Upper North Shore?

It depends on what you want to see before you sign. For completed granny flats in these suburbs, owners often compare Granny Flat Solutions, Granny Flats Australia and Bungalow Homes; for a builder that can also renovate or extend the main house, AGATHĒ Builders, Elite Additions and Pearson Industries; for specialists with pages across the area, Granny Flat Builders Sydney, Granny Flats X and 5 Star Granny Flats. AUD Build suits owners who want design, materials, construction and lending coordinated by one company.

How big does my block need to be for a granny flat in Ku-ring-gai?

To be approved as complying development, a granny flat must be on a lot of at least 450 m² in a residential zone (R1 to R5). On a smaller lot it cannot be a CDC, whether attached or detached, unless it sits entirely within the existing house; a development application can still be lodged with the council.

Can I subdivide or sell the granny flat separately?

No. Under the NSW rules a lot on which a secondary dwelling is built cannot be subdivided, and the site can have only one principal and one secondary dwelling. If you want two titles, look at a dual occupancy instead, which in Ku-ring-gai needs 1,015 m² outside the Local Housing Areas.

Can I build a new house and a granny flat at the same time?

Yes. The Housing SEPP allows a new principal dwelling and a secondary dwelling to be approved under a single complying development certificate, provided both meet the standards. A CDC can be issued within 20 days; a DA averaged 84 days in Ku-ring-gai and 96 days in Hornsby in September 2026.

Is there a maximum size for a granny flat?

The NSW secondary dwelling page we read says the CDC floor-area calculation counts the main house, the granny flat and attached structures such as garages and decks, but the maximum floor area itself could not be confirmed from an official page, so it is not given here. Ask your builder or certifier to confirm it for your lot.

Why is AUD Build on this list?

AUD Build publishes this page and builds granny flats (services confirmed 28 October 2026). Its group’s building companies have completed 12 homes in these suburbs since September 2024, with published completion and handover records for Pymble, Killara, Lindfield and Roseville; those records are for homes, and this page does not claim a completed granny flat. It is listed last and marked “This is us”. Facts about the other twelve businesses come only from their own websites.

How this list was built

Selection: businesses whose own websites tie granny flats to Wahroonga, Turramurra (including North and South Turramurra), Pymble, Killara, Lindfield or Roseville, on a suburb page that lists granny flats or on a granny flat project page there, drawn from Google Australia results for granny flat and secondary dwelling searches on 28 October 2026. Granny flat specialists are included; links that appear only in a site menu, and design-range product tiles, are not counted. Where a business’s suburb pages share one template, its row says so. Directories and builder comparison platforms are excluded. Facts come only from each business’s own website, read on 28 October 2026; “Best for” is AUD Build’s editorial summary of those facts. Prices, reviews and award claims are not published. The order is alphabetical, not a ranking. Ku-ring-gai and Hornsby council websites blocked automated reading, so the rules come from NSW Government pages, heritage areas from NSW spatial data and a captured copy of Ku-ring-gai Council’s heritage page, and bushfire mapping from NSW spatial data. AUD Build publishes this page; if a business’s details have changed, contact AUD Build and the page will be corrected.
