Ten projects in construction, coordinated through shared systems

As at 30 September 2026, management confirms ten projects in construction within the AUD operating framework. Each project was matched to its DingTalk register entry, recent PM site progress and a sample original photograph. Records cover demolition, basement work, brickwork, exterior work and site coordination.

Design, procurement, schedules and site records are linked by project. Site activity, professional inspection reports and management-confirmed stage acceptance retain their individual sources.

How actual records connect: 6 College

The site diary for 19 August 2026 records Dincel wall concreting and links photographs from that day. Three separate QDE originals cover basement footing on 31 July, ground floor slab on 2 September and swimming pool work on 22 September, each with its own inspection scope.

As at 29 September, management confirms required rectification is complete and completed work stages have passed stage inspections. Original reports, site activity and the latest acceptance statement are retained separately so particular construction stages can be revisited.

How can project dates be checked against actual site work?

Discuss a specific work stage using its planned date, dated site diary, inspection scope and next activity. For example, the 6 College diary records Dincel wall concreting on 19 August 2026; the QDE reports have separate dates and component scopes. A stage record supports that activity, while a whole-project on-time rate requires a consistent completion baseline and actual dates across a defined project sample.

Which records make a contract variation easier to check?

Compare the agreed scope with the proposed change, its reason, price and programme impact, and the owner’s signed confirmation. Check these against the relevant payment and work-stage records. The PM tool retains internal approval records; contractual pricing and owner-approved variations are established by the signed project documents.

What should a post-handover service case show?

A useful case links the reported issue, visit, diagnosis, rectification, recheck and owner confirmation, with dates and sources for the same item. Confirm the contact, service scope and handling arrangements for the project. The published 6 College case covers construction-stage records; an inspection during construction does not establish post-handover service performance.

Naturalwell Residential and the report client name

QDE report Client/Attn fields name Naturalwell Residential. The Australian Business Register record for Australian Urban Direct iBuying Pty Ltd, ABN 62 617 159 369, lists NATURALWELL RESIDENTIAL as a registered business name from 11 October 2025; the record was checked on 30 September 2026. This provides a public source connecting the report client name to the legal entity used by AUD Build. The contract and project records establish each project’s contracting party; the register alone does not certify construction, rectification or completion.

Contract and procurement processes with supporting records

The preserved scan of the 6 College design and construction services agreement shows signatures for both parties. It requires written change orders signed by both parties for scope, cost and schedule adjustments. Monthly payment applications include a cost report, percentage-of-completion calculation and invoice. The document also specifies 5% retention and release conditions.

These are documented requirements for this project. The applicable version, actual payment applications and signed changes are matched separately. Its older indicative schedule differs from the current project plan, so this page does not use it to claim whole-project on-time delivery.

The 306 Pittwater demolition procurement comparison lists six suppliers with quotation, payment-term and negotiation notes. A 14 Wolsten materials record tracks requirements, tendering, comparison, appointment and contract stages. Internal amounts and complete contracts remain private.

People coordination and trade sourcing: what the records establish

As at 30 September 2026, the DingTalk organisation connected to production PM has seven departments covering management, finance, administration, procurement and cost control, projects, design and marketing. Its live directory has 39 distinct member accounts. Management confirms these correspond to 39 employees of different companies within the AUD operating framework. PM holds 33 project-member assignment records across all ten projects in construction, involving 17 distinct PM user IDs. These records document functional coordination and project responsibilities. The individual employers have not been independently checked against employment or payroll records; the 39 should not be attributed to the Australian construction entity alone.

Management states that AUD’s Chinese company, 广州国铁投资集团有限公司, verified the shared DingTalk organisation because Australian-company verification was unavailable for its setup. The organisation’s Corp ID was independently matched to production PM configuration. This system link does not by itself establish corporate ownership or Australian payroll headcount.

The Australian supplier table contains 60 rows: 59 have a name and those contain 58 distinct name strings. The trade tender table holds 174 task rows, with an award date entered on 86. They show how supplier categories and project trade tasks are organised. Only one supplier row has a recent-cooperation date and one has a performance score; usual and dispatchable crew-size fields are empty. The list cannot establish how many subcontractors are engaged, qualified or ready to deploy.
