01 / OUR CHINA SUPPLY CHAIN

A purchasing operation.
A physical platform.
A project purpose.

AUD Build is a Sydney residential head contractor working on custom homes, knockdown rebuilds, duplexes and luxury homes.

Guangzhou Guotie Investment Group — 广州国铁投资集团 — is AUD's China operating company. Its role connects the group's China operations with AUD Build's Australian projects.

In China, AUD's procurement and trading company is Guangdong Yunji — 广东云极供应链管理有限公司. It provides the purchasing and trading function for our China supply chain.

AUD has invested RMB 500 million in the AUD China–Australia Cross-Border Industrial Park in China. The park is used to organise factory manufacturing and warehousing. This investment supports the China side of our supply-chain operations.

In Australia, NATURALWELL AUSTRALIA PTY LTD is an AUD Group materials business. AUD Build Materials is also available online at audbuild.net, with product categories and a China factory-direct channel.

Together, these capabilities connect factory purchasing and physical supply organisation with the requirements of our Australian projects.

01 / PROCUREMENT & TRADE

Guangdong Yunji

Our China procurement and trading company brings factory purchasing into the AUD supply chain. It organises orders for materials selected for our Australian projects.

02 / MANUFACTURING & STORAGE

AUD's industrial park

The AUD China–Australia Cross-Border Industrial Park supports the organisation of factory manufacturing and warehousing. Its role is to help bring the physical supply process together in China.

03 / PROJECT COORDINATION

Selections with a purpose

Material schedules connect product codes, sizes, thicknesses, finishes and intended rooms to project requirements. Compatible orders can be grouped while individual selections remain identifiable.

Materials in use.

AUD's China-sourced materials have been used across four Australian home projects. Their requirements were coordinated through shared purchasing while keeping individual finishes, dimensions and project allocations identifiable.

For one Sydney residence, AUD sourced custom windows and doors from a Guangdong manufacturer. AUD confirms that installation is complete. The supplier-to-port handover and AUD-organised onward freight connect factory procurement with the Australian build.

Other project packages show how the same buying operation accommodates different bathroom wall-panel formats, finishes and thicknesses, alongside lighting and individually measured entry doors.

FROM FACTORY ORDER TO PROJECT PLANNING

Connect the people.
Coordinate the supply.

AUD's China operation connects factory orders, manufacturing coordination, warehousing, export packing and freight-forwarder relationships with the needs of Australian building projects.

Factory and material coordination

Organise compatible purchases around product specifications and project selections, so the buying plan reflects the home being built.

Freight and Australian import coordination

A mixed-material import in AUD's supply programme includes a shipment of aluminium windows and doors, lighting components and GRC moulds from Nansha to Sydney. The import workflow records the container, shipping references and Australian customs charges, giving the team a practical basis for coordinating the movement of goods.

Materials connected to site work

AUD brings supplier responsibility, onward transport and Australian site requirements into the same conversation. For one Sydney home, the company has confirmed that its China-manufactured window and door package is installed.

Factory purchasing connected to the build

Use AUD's China procurement operation and industrial-park capabilities to organise compatible purchases, manufacturing requirements, warehousing and dispatch around a project.

Value considered through to the project

A supply capability developed through real projects

AUD's competitive strength comes from combining a customer-facing procurement platform with factory relationships, a physical coordination and warehousing base, material schedules, logistics experience and feedback from Australian building projects. These capabilities reinforce one another as material selections become purchasing and site requirements.

For AUD Build, this creates a practical foundation for coordinated procurement, cost planning and delivery. For customers, it provides a clear route to selecting quality materials with strong value and a supply scope suited to the project.

Product availability, specifications, delivery, installation and warranty responsibilities are confirmed for each order.

04 / YOUR QUESTIONS

How our China
supply chain works.

What are AUD Build's core China supply-chain capabilities?

AUD Build combines factory procurement and trading through Guangdong Yunji, manufacturing coordination and warehousing through the AUD China–Australia Cross-Border Industrial Park, and material purchasing organised around Australian project specifications. These capabilities connect China's manufacturing supply with AUD's Sydney residential building work.

Does AUD have its own procurement operation in China?

Yes. Guangdong Yunji — 广东云极供应链管理有限公司 — is AUD's procurement and trading company in China. It supports the purchasing and trading side of the China supply chain for Australian project requirements.

What is the AUD China–Australia Cross-Border Industrial Park?

It is AUD's industrial park in China, used to organise factory manufacturing and warehousing. AUD's chairman confirmed on 21 October 2026 that RMB 500 million had already been invested in the park.

What is the advantage of combining material orders?

Compatible requirements can be brought into a shared factory purchase while retaining project-specific selections. Our wall-panel package for four Australian projects brought individual selections into a shared purchasing and export-packing plan.

How does AUD's China supply chain create project value?

Direct factory purchasing and the coordination of compatible orders create opportunities to improve buying terms and organise supply. We assess those opportunities against the complete package for your home, including specification, freight, import costs, site delivery, fabrication, installation and aftercare.

How are GST and import costs considered?

Import GST, applicable duty, transport, insurance and clearance costs form part of the import calculation. Cash paid is kept separate from any confirmed entitlement to a GST credit. The applicable treatment depends on the goods, import arrangements and supporting documents.

Can I browse AUD's materials online?

Yes. AUD Build Materials is live and connects the same supply-chain capabilities with an online material-selection experience. It helps customers explore quality and value across material categories, including a China factory-direct channel. Product availability, specifications, shipping terms and project suitability should be checked for the particular order.

How does the supply chain show up in an individual home?

It connects a home's selected materials and dimensions with factory procurement and supply coordination. AUD's project experience includes coordinated wall-finish purchases across four Australian homes and a China-manufactured window and door package that AUD confirms is installed at one Sydney residence.

How does AUD Materials strengthen AUD Build?

AUD Materials connects a one-stop builder procurement platform with AUD's China factory-purchasing operation, manufacturing and warehousing coordination, logistics experience and Australian project requirements. This helps the team coordinate product choices, compatible orders and the complete supply scope around the build.

How do the AUD businesses support a building project?

AUD Build provides the construction focus. AUD Design supports design and approvals; AUD Materials supports procurement; AUD Group coordinates development capabilities; AUD Lend supports finance enquiries; AUD Fund addresses eligible project-investment structures; and Real Estate AU supports buying, sales and property management. Each business provides its services through the relevant entity and agreed engagement.

Where should we start with my home's material package?

Start with your room and finish schedule, expected quantities, required performance, preferred timing and installation scope. Those details let the project team assess suitable materials and a meaningful supply comparison.
