How to choose a Sydney custom home builder
Published by AUD Build, an interested party, this is a source-led owner guide rather than an independent ranking. Sources were checked on 1 October 2026 (Sydney). Company descriptions, government guidance and industry association records are identified separately.

Scope of this guide
“Worth discussing first” identifies a useful enquiry route from public material, not a ranking of price, quality, programme or overall capability. AUD Build is the residential building brand of Australian Urban Direct iBuying Pty Ltd (ABN 62 617 159 369; NSW Builder Licence 475778C). AUD Group is a separate coordinating brand. Group projects and credentials cannot automatically be attributed to that building entity; verify the contracting builder for each case.
Compare with the same brief
- Send every builder the same drawings, site information, material specification and intended scope.
- Compare inclusions, exclusions, allowances, site risks, written variations, programme baseline and handover standard line by line.
- Ask for the proposed contracting entity, licence, insurance, contract terms, owner-authorised references and named completed or stage-inspection evidence.
- Treat a check of one construction stage as evidence of that stage only; obtain separate handover and aftercare records.
